BASICS: APPEALING PROPERTY TAX IN ILLINOIS
  • In Illinois, taxes are paid one year behind. In 2020, 2019 taxes will be paid.

  • First, look up your property tax assessment value from your local county assessor. You can find the property tax assessment by searching your PIN (Permanent Index Number) on the Assessor website. Your PIN can be found on your property tax bill.

  • Residential properties in Cook County are assessed at 10% of their fair market value. Commercial Properties are assessed at 25% of their fair market value.

(All other counties, properties are assessed at 33% of their fair market value).

  • Properties are re-assessed every three years. In 2020, the South Suburbs of Cook County will be re-assessed.

  • File an appeal with the local assessor’s office.

  • Appeals must be submitted when your township is open for appeals. You have a limited time to appeal your assessed value. Filing deadlines can be found by searching your local assessor website. If the property is in Cook County, go to cookcountyassessor.com.

  • Appeals must be submitted with evidence – such evidence can consist of comparing the value of your property to properties near you (Lack of Uniformity), based off a recent sale price, or vacancy.

  • If the appeal is unsuccessful at the assessor’s office, you can take the appeal to the board of review’s office.

  • If successful at the assessor or the board of review’s office, reductions will be reflected on the second installment tax bill.

  • There is no filing fee to submit an appeal.
